New Build Home vs. Resale: Pros & Cons

Buying Process

New Build vs. homes that have already been lived in? There's no wrong answer here. Both paths can lead you to a home you love, and the right one is the one that fits your budget, your timeline, and your lifestyle.

Here's an honest look at both sides so you can explore at a pace that feels right.

New Build 🔨

The good stuff

  • Fewer surprise repairs. Brand new roof, AC, plumbing, and appliances mean big repair bills are less likely in the first few years.
  • Your style, your choices. Depending on how far along the home is, you may get to pick flooring, cabinets, and finishes.
  • Builder warranty. Most new homes come with builder-backed coverage for peace of mind.
  • Energy efficient. Built to today's codes, which can mean lower utility bills (a big deal during the summers).
  • Builder incentives. Rate buydowns and closing cost credits are common in the Valley right now.

Things to keep in mind

  • Upgrades add up. The base price is just the start, and design center add-ons can raise the total quickly.
  • Waiting game. Phoenix builders are often quoting 6 to 10 months from contract to close if the home isn't built yet.
  • Construction next door. Noise, dust, and work trucks can stick around while later phases get built.
  • Young neighborhood. Trees and landscaping take a few years to fill in, and many communities have HOAs.
  • The builder's rep works for the builder. Having your own agent means someone is looking out for you in the contract.
  • Still get an inspection! New homes can have issues too, so a professional inspection before closing is a must. 🔍

Resale (Previously Owned) 🏡

The good stuff

  • Move in sooner. A resale can close in about 30 days, so it's great if your timeline is tight.
  • More room to negotiate. You're working with a private seller, so price, repairs, and credits can all be on the table.
  • What you see is what you get. No waiting on construction or wondering how the finished product will look.
  • Established neighborhoods. Mature trees, character, and often closer-in locations with shorter commutes.
  • Make it yours over time. Fresh paint, new lighting, and flooring can make a resale feel brand new.

Things to keep in mind

  • Possible repairs. Older roofs, AC units, and water heaters may need attention sooner, so your inspection really matters.
  • Dated finishes. Depending on the age, you may want to budget for some updates down the road.
  • No builder warranty. You can add a separate home warranty plan, or sometimes ask the seller to cover one.
  • Higher utility bills. Older homes can be less energy efficient than new construction.

What's Happening in Phoenix Right Now 🌵

  • Builders are being generous. In many Valley communities, builder concessions are running around 10% of the home's value.
  • The price gap has shrunk. New homes and resale homes are closer in price than they've been in years, and in some markets resale is actually pricier.
  • Compare monthly payments, not just prices. A builder's rate buydown can make a new home look cheaper month to month, so I like to line both options up side by side with the same taxes, insurance, and HOA.
  • You can shop the lender. Builder perks are usually tied to their preferred lender, but it's still worth getting an outside quote to compare.

Let's sum it up

Your answers to the following questions will point you in the right direction.

  • When do you need (or want) to move in?
  • Would you rather have a warranty and fewer repairs, or more room to negotiate?
  • Do you love a fresh, modern look, or a home with some character?
  • How do you feel about a longer commute in exchange for a newer home?
  • What monthly payment feels comfortable, not just doable?
  • When you picture coming home, what does it feel like?
